A Wake-up Call for Elmwood Residents
Public Hearing: Tuesday, June 27th 7:00 pm

Dear neighbor:

Once again, we all need to speak up - loud and clear. Your indifference now will cost you later.

If you were at the April 18th meeting you know that the Elmwood Township Planning Commission, responding to strong objections from the community, rejected the Stewart Investment Group's original plan for a 78-unit condo development at the intersection of Lincoln and Bugai Roads. But you may not know that they're back with a revised plan for 55 units. A public hearing is set on Tuesday, June 27th.

We believe:

. Inappropriate, outsized, premature developments like these will cost us money. Many studies have documented the fact that the tax revenues from such developments do not begin to cover their eventual costs to the taxpayers, with their increased demands for public services of all kinds, such as schools, roads, sewage and water, etc. Those costs will be made up in tax payments by Township residents -- you and me.

. This development would represent a 420% increase over the basic, by-right density for the Agricultural and Open-space Area. The board's decision on this matter will set a precedent deciding what will happen to this area in the immediate future. 

. Such developments are not a use by right and require a special permit, which can and should be denied by the Planning Commission.

. There are good, practical, profitable alternatives to such dense, outsized developments. These alternatives allow a generous return to developers and landowners without destroying the property values of their neighbors or causing undue tax burdens on township residents.

. You can make a difference! The Planning Commission and the Township Board of Trustees who must ratify their decision should and will respond to the wishes of the voters. Please see the other side of this sheet for steps you can take to preserve everyone's rights as Elmwood residents.
